Abstract

We investigate how the real estate market changed after COVID-19. As major, long-term financial commitments, housing markets are highly sensitive to macroeconomic and socioeconomic fluctuations. COVID-19 had major impacts on housing prices, and it was assumed that property prices would go lower during and after the pandemic, but we observed the opposite of our assumptions. Utilizing a panel data framework with mixed-effects models, this paper quantifies the specific impacts of the pandemic shock on local housing dynamics. The results indicate that shifts in buyers' behavioral preferences—coupled with evolving socioeconomic structures such as remote work adaptation and shifting interest rates—counteracted downward pressures and instead accelerated price appreciation.
